Our team has significant experience surveying various building types and sites. A comprehensive hotel or commercial property survey includes a review of: guest-rooms, public spaces, infrastructure, back of house, mechanical systems, site, and building envelopes and façades. We will then assemble and lead a technical diligence team, as well as meet with operating teams and ownership to develop project goals
Compass will work with your designated design team—or lead the bidding, negotiating, and contract process on your behalf—to assemble and retain the best team for the project. We have a vast network of design professionals in all disciplines throughout the North America.
Compass will lead the project team through the conceptual, schematic, design development and construction document phases of design. Design approvals are time-consuming and often complicated, which can lead to delays and costoverruns. We will assist our client in navigating this process to ensure secured and expedited approvals.
During this phase, we will work closely with the project teams to develop budgets that support the scope and schedule requirements. Our models are based on both historical data and current market conditions. Throughout all phases, value engineering options are suggested, and long term Capital Planning assistance is offered to assist clients with forecasting their future capital needs.
FF&E management is a critical element on every project, and often the main cause for schedule and budget overruns. We work closely with our client’s designated purchasing agent to manage the entire FF&E process— from budgeting, selection, bidding and procurement, through warehousing delivery and installation.
Compass has worked with hundreds of contractors throughout North America. We will lead the pre-qualification, bid, qualification and analysis, negotiation, and contract process, and recommend the most appropriate contractor and form of engagement for the project.
Effective planning is critical, but plan execution is key to its ultimate success. Compass will provide full time on-site project management services throughout construction and closeout and manage all day-to-day coordination activities between the contractor, consultants, owner, and operations. We will oversee the quality control and punch processes to ensure the end product meets or exceeds expectations.

During this phase, we will ensure the following are addressed: review guest satisfaction concerns, cyclical renovation requirements, brand standard compliance/upgrades, sustainability, code concerns/violations, re-concepting, and market trends. Property improvement plans (PIP s) if available, will be reviewed for accuracy, compliance, and preliminary budgeting. Recommendations and/or alternates may be suggested.
